New Timbers Villa Booking Request Form

Please fill out the information below to complete the booking form. To reserve or hold this booking, you must pay a 1-night deposit for any booking under 4 nights or 25% of the booking cost for any booking more than 4 nights. The total balance is due 4 weeks before your booking date. After submitting this form, your invoice will be emailed to you within 2 business days. If you have any questions or concerns, please do not hesitate to contact us via email.

• A 25% deposit or 1-night equivalent if the rental is under 4 nights, of the total rental is required to confirm your booking, with the balance due no later than 4 weeks before arrival. The booking will be canceled if the balance is not paid on time. The balance is refundable up to 4 weeks before arrival, 50% of the balance is refundable up to 2 weeks, and the balance is not refundable thereafter.

• The damage deposit fee is 25% of the total stay, for stays of 4 nights and above. For stays of 4 nights or less, the damage deposit fee is the equivalent of 1 night’s stay. The damage deposit must be paid along with the balance of the rental and is refundable (less any damages, as noted), not more than 7 days after departure.

• Check-in time:      3:00 pm.     Check- out time:  11:00 a.m.

If you would like to check into the villa earlier or check-out later than at these times, you must get the approval from Caribbean Estates, Lands & Villas or homeowners before arrival.  Please plan accordingly for the listed times as approvals are not guaranteed and may incur an additional charge.

• Please note in case of a maintenance problem, Caribbean Estates, Lands & Villas our acting agency will strive to have the problem repaired as soon as possible after being notified.  However, no refund or rate adjustment shall be made for unforeseen failures such as the supply of electricity, water, pool filtration systems, air conditioning, television/cable service, appliances, etc.

• Please understand that no animals are allowed on villa premises at any time.​

• Please refrain from rearranging indoor furniture or moving any piece of indoor furniture outdoors​

• Please report any damage that you may have caused to the villa or its contents immediately to the housekeeper and Caribbean Estates, Lands & Villas. Please accept full liability for any damage you may have caused to the villa or its contents, and you will make immediate arrangements to pay for said damage. You must accept that the damage deposit does not limit your liability for any damage you may have caused.

• Please accept liability for any bills left unpaid on your departure. If so you will have to pay any outstanding amounts deducted from the damage deposit by Caribbean Estates, Lands & Villas before the balance is refunded to you. This will be done within seven (7) days of your departure from the villa, provided there is no breakage, damage, missing items, no additional cleaning for villas left abnormally dirty, an abnormal number of telephone calls charged to the villa phone, and any other charges incurred during your stay, outstanding.

• No guests apart from those named on the booking form shall reside at the villa or use the facilities during your stay. If unauthorized guests are found residing at the villa or using the facilities without prior consent from Caribbean Estates, Lands & Villas or the homeowners of this property, you will be required to vacate the villa immediately with no refund of the rental.

• There is no lifeguard on duty at the villa. Please accept that the use of the swimming pool is at your own risk and that there is no liability on the part of the owner or agent/manager of the villa for any injury that may result.

• Please accept that if you are found participating in any illegal activity or found in possession of any illegal substance in the villa, you will be reported to the authorities and required to leave the premises immediately with no refund of the rental.

• Please understand that the villa is to be used as a holiday home only and that you must refrain from acts which may be considered a nuisance to guests in our neighboring villa.  No house parties or functions are allowed without advance written permission.  If you are found to be causing excessive disturbance to the guests in neighboring villas, you will be required to vacate the villa immediately with no refund of the rental.

• Please accept that no member of the staff of the villa is responsible for the supervision or caretaking of any children staying at the villa.

• Whereas efforts will be made to retrieve items forgotten at the villa by guests,Caribbean Estates, Lands & Villas and homeowners of this property are not responsible for the loss of, or damage to any such item.  Guests will be fully responsible for the cost involved in returning any “found items”, where this is possible
